MINIMIZING RISK FOR OUR INVESTORS

Zeegar has developed a robust risk management strategy designed to keep investors’ risk to a minimum. Your investment and your interest returns are secured by Zeegar’s net assets, and legally bound by your contract with Zeegar.

Your investment is equally spread across all existing residential projects, providing diversification of risk. Typically, the total cost for each project is less than $500K, including acquisition and rehab—a small investment in real estate terms, further reducing risk.

We provide the highest level of hassle-free, end-to-end service, offering you the highest possible returns and a superior customer experience.

CONSERVATIVE AFTER-REHAB VALUE (ARV) & COSTS

Zeegar adds a 10% buffer to costs and subtracts a 15% buffer from expected after-rehab value. We budget conservatively for all cost and sales projections to ensure investors’ returns.

SHORT TIME EXPOSURE LOWERS INVESTMENT RISK

All projects are completed in 6 or 12 months. Our quick payback period lowers inherent risk of investment and allows for quick adaptation of investment strategies to market conditions.

STABLE PRICES IN CHICAGO, NO SPECULATION NEEDED

Chicago is an ideal U.S. real estate market given its strong housing demand (3rd largest city in U.S.) and low housing prices in many neighborhoods. There is also little real estate price fluctuation in Chicago, which coupled with fix-and-flip’s inherent low risk makes Zeegar investments among the lowest-risk real estate investment products in the market. (Unlike buy and hold, fix and flip does not rely on future property appreciation for its returns.)

NO COMMISSIONS & 10% ADDITIONAL RETURN BUFFER

Zeegar doesn’t charge commission and only earns a return if project returns are higher than the interest percentage return that investors get, in which case Zeegar earns the difference. We project an additional 10% return on top of the interest percentage to clients. In the rare case that a project fails to earn the total projected return (10% for Zeegar + investor’s interest %), our 10% expected return acts as a buffer for investors, protecting your interest earnings.

REFINANCING & RENTAL OPTION PROVIDE ADDED PROTECTION

In the rare case that a sale doesn’t happen within the projected timeframe, before the payoff date, Zeegar will refinance the property, meaning that Zeegar will take over the property from investors, paying out the principal and interest due. We may also choose to buy the property at the end of the payoff period, returning all monies to investors, and retain it as a rental property held under Zeegar for long-term rental income.

How we work for you

All of Zeegar’s Residential Fix and Flip projects are completed within a 6 or 12 month timeframe, enabling us to offer a rapid investment payback period. Each project we undertake is typically below $500,000—this includes all acquisition and rehab costs.

Our aggressive timelines and low project threshold decrease the overall risk for investors and allow for quick adaptation to our investment strategies as needed based on market conditions.

Acquire Market-Worthy, Inexpensive Properties

Timeline: 1-3 months

Zeegar’s experienced Power Team seeks out and negotiates the purchase of inexpensive single-family or multi-unit properties through our extensive real estate network and properties in foreclosure directly from banks and U.S. government-sponsored entities, such as Fannie Mae and Freddy Mac.

Zeegar vets each and every property through our intensive qualification process, adhering to conservative financial templates and strict selection criteria. We perform legal checks to pre-empt any legal issues (e.g. real estate back taxes, liens, mortgage payment defaults, court cases, etc.) Our in-house surveyors and project managers conduct multiple rounds of inspections and walkthroughs to ensure that the property meets Zeegar’s rehab budget and after-rehab price.

Cost-Effectively and Efficiently Rehabilitate Properties

Timeline: 3–6 months

Zeegar’s highly experienced in-house Design Build Team renovates our properties to above-market standards, including new kitchens, bathrooms, windows, and hardwood floors. A 10% buffer is added to all costs, and we subtract a 15% buffer from expected after-rehab value. We estimate very conservatively for all cost and sales projections.

Our proprietary process ensures our rigorous safety standards, beautiful finished product—all completed at a low cost within a short period of time.

Sell Properties Profitably 

Timeline: 2–3 months

Zeegar’s attractively renovated properties are put on the market through our extensive network of seasoned Chicago residential real estate brokers, including Berkshire Hathaway. We only use the top Chicago-based brokers who have exemplary track records in selling properties.

We start our innovative marketing and pre-sales activities as early as the beginning of construction to create hype and ensure that we can sell properties within our aggressive timelines.

Profit Payout

Residential investors receive their initial principal plus their secured net returns (after accounting all costs).
